The Letting Process

Letting a property is less stressful when you understand the entire process.

Step 1 – Accurate Valuation

Your goal as a landlord should be to let your property for the highest price in the shortest time, remember, an empty property loses money so it’s important to get the pricing right.

Step 2 - Choosing An Estate Agent

When choosing an Estate Agent consider what kind of marketing your property will receive, their high street presence and their opening hours. If your agents advertising is limited, so will your letting potential. Also make sure there’s no extra cost for additional advertising and more importantly there isn’t an upfront cost for any work your agent carries out.

You should also be aware that if your agent is not organising the government-required Energy Performance Certificate (EPC) or you, this must be available for potential tenants to see within 28 days of marketing.

Fresh do not charge up front and our fees are fixed with no additional costs for extra advertising and can organise your government required energy performance certificate (if required)

Step 3 – Consider Property Management

This can be key to achieving maximum rental income as many tenants look for properties that are being professionally managed.

Instruct Fresh to manage your property and you’ll have peace of mind that your property and your tenant are being looked after 24/7.

Step 4 – Property Presentation

Making a good first impression counts and presenting your property at its best is critical to a successful let.

You may want to consider looking at those little jobs you’ve been meaning to get done, add a fresh lick of paint where necessary and try to declutter to make rooms appear bigger.

Once you’re happy with your properties presentation, we will, in just one visit, collect all marketing elements for your property including: wide angle photographs, room descriptions and measurements and have them live on the internet within days, alongside local information, location maps and a printable colour brochure.

Step 5 – Maximum Exposure

To gain the best tenant at the highest price it’s important your property is given maximum exposure across all types of media.

When you instruct Fresh to let your home you’ll automatically benefit from our all-inclusive marketing package.

Step 6 – Viewings

To maximise viewing opportunities, ensure your agent is open when potential tenants are looking to view properties. Also make sure your agent has tenants to contact prior to adverting.

We have a never ending stream of new tenants register with us every day and staff are often working outside of traditional working hours, arranging viewings and giving advice when other agents tend to be closed.

Step 7 – Negotiating An Offer

As soon as we receive an offer, we’ll contact you to relay full details of the offer along with any special conditions to help you decide whether to accept or not.

Step 8 – Agreeing To Let

Once you accept an offer we’ll carry out references on the tenant, organise your gas safety checks (if required), arrange signing of Tenancy Agreement, collect moving-in payment (rent + deposit),  we’ll then organise the actual move in to the property.

Step 9 – Completion

Upon completion keys will be released to the tenant on moving-in day.

For managed properties, we’ll organise an inventory and we’ll provide the tenant with contact details for our Property Management department.
