Are there any additional marketing costs?

Some Estate Agents charge extra for additional advertising and marketing but most agents will include all marketing they carry out in their commission fee, so it’s always worth checking before you instruct an Estate Agent.

Is letting a property stressful?

The simple answer is yes it can be! Finding a tenant is the easy part, but managing the property is the hard work for the individual. You must give your tenant the best rate of service, communication and management of expectation and that isn’t easy with the increasing demand of day-to-day work!  Many landlords will aim for “let only” service also known as “let and forget”. The key is the title, the tenant and the management is forgotten about.

During marketing

How long does it take to find a tenant?

On average it takes 2 to 4 weeks to find a suitable tenant. At Fresh we’ll only let a client’s property to someone who we ourselves would be comfortable renting our own home to. We vet every enquiry that is made by potential tenants to make sure we only show the very best tenants our properties.

As long as your Estate Agent is keeping you updated every step of the way throughout marketing and is giving your property maximum exposure, you will find a suitable tenant.

Fresh advertises on all the main internet sites, interacting on social media, colour adverts in local newspapers, prominent High Street and Town Centre offices and is networked with Estate Agents throughout the UK, and have an office based at the National Property Centre, Park Lane, London to give you maximum exposure resulting in achieving the highest price possible for your property in the shortest time.

What can I do to attract the best tenants?

It’s not essential to redecorate your property before placing it on the market, however, if an area is in need of a lick of paint this will appeal to potential tenants. A good and clean property will always attract the good tenants!

During tenancy

How much deposit does my tenant have to put down and what happens to it?

Typically this is a month’s rent and is payable upon the signing of the Tenancy Agreement. The deposit should then be registered with a tenancy deposit protection scheme within 14 days and is returned to the tenant at the end of the tenancy providing there are no discrepancies.

Fresh is registered with the Deposit Protection Service (DPS) and will register your deposit free of charge.

How long does it take to receive my rent once paid by the tenant?

As per our terms and conditions we must as an agent pay your rent within 3 working days, however, at Fresh where possible we transfer your rent into your account the same day it enters ours.

What happens if my tenant stops paying their rent?

It’s not always easy to tell what the future holds, and even the best tenants can fall on hard times through no fault of their own and as a result you may be left with unwanted rent arrears. At Fresh every tenant we put into a property is covered by free legal cover, for the first twelve months for non-payment of rent (subject to successful referencing) which means the policy covers you to evict the tenant. For properties that we manage, we also take out a rent recovery policy, this will cover the total monthly rent, no matter how many tenants live in the property and this will pay 100% of the monthly rent (subject to terms) for up to a maximum of six months from the date of the first arrears.

I’m worried my property is going to get trashed, what happens in this situation?

This is the most common worry anyone has about renting their property. It’s very unusual for this to happen but at Fresh we’ve identified a way to reduce the risk of damaged properties. A months deposit’s lodged with the deposit protection service to cover any damage, we carry out inspections every 3 months (on our managed properties) to keep on top of how our tenants are living. A full inventory is carried out before a tenant moves in which proves the condition at the start of a tenancy in case a dispute was to later arise. Find out more about our Property Management.

What if I want to move back into my property or sell it?

Your tenants can be served a legal notice (Section 21) which is 2 months’ notice to vacate the property without any reason.
